Condominium property (units) shall be used for single-family residences.
Unit owners are responsible for misuse or damage to Association property by themselves, their tenants or guests
The Association will not be responsible for any loss, theft, or damage to any personal property or for any personal injury of members, guests. or renters due to anything, which may occur on the premises and/ or Association property.
Unit owners may not have pets other than a dog or a cat, and that pet may not exceed twenty-four (24) pounds and no more than one (1) pet will be allowed per unit.
Rental periods may not be less than 14 consecutive days and owners may rent their condos up to eight times in any one calendar year.
The Board of Directors must approve all re-sales in advance. Said approval process shall include a report from Renters Reference, Inc., or a similar organization with the fee therefore being paid in advance by the seller or buyer.
Unit owners shall notify the Association at least 14 days prior to any rental period. The approval process shall include a report from Renters Reference of Florida, Inc., or similar organization if it is a long- term rental. Failure to do so will result in a fine of $50 being imposed on the unit owner, and the lease or rental agreement shall immediately terminate and the tenant may be required to vacate the premises.
There is 1 assigned parking space for each unit.
There are socials held around the pool throughout the year for the benefit of owners and renters.
